~~To Book a Ranch 50% of the Vacation Rental Rate is due within 5 days of booking. You can also use Zelle if you would like.

~~Balance of Rent + Cleaning Fee + Security/Damage Deposit, is due 45 days before your arrival date.

~~If the booking is less than 45 days to arrival date~100% of the total Vacation Rate is Due. ​

**No Metal Detecting & No Digging holes anywhere on the property.

**No Hunting/ No Firearms ever allowed at any time.

**No Campfires/ No Open fires or Candles/ No Fireworks/ No Sparklers (EVER)

**No RV/ No Tents/ No Campers/ No RV’s allowed on the property.

**Parking Off Street for ~2 Cars/ or 2 Light Trucks Max.

**Please keep the security doors closed at all times so mice and other desert critters don't come in to scare you!!!

**Do Not Sit on our Deck Railings or Lean Against Them. **Please use deck chairs on each deck for your comfort. Thank you so much.

**Adirondack Chairs on the front porch)Make sure IF YOU TAKE the plastic Adirondack chairs off the porch, please make sure to replace them in the same place where you found them to avoid possible "Dirt Devil" (Mini Tornadoes from smashing them to bits. (We have lost 5 so far since 2012.)

**Important**Please make sure all WINDOWS & DOORS are closed and locked before leaving the ranch for the day. We can have a “DIRT DEVIL” (mini tornadoes) hit our house at any time of the day.

**Avoid dangerous wildlife/reptiles & insects at the Ranch while walking around and hiking in SE Arizona. Just back away slowly and continue your hike :) It is a desert thing.....

**Birders~~Best Bird Watching from our 3 decks & 5 Stone Patios with furniture & fantastic mountain views including 2 National Parks that surround our Ranch. Bring birdseed and keep the birdbaths filled up for a great show. Whitewater Draw Lake is 40 mins away & Willcox Playa Lake is 20 mins from the Ranch. We are ground Zero for the Winter Sandhill Crane Winter Migration (Oct~ April)  Watch from the comfort of our house, or from 3 decks surrounded by 360-degree mountain & desert views. You will love our dark Bortle 2-starry nights too. You can also rent our stargazing observatory, and bring your telescope and equipment with you to Ranch. We have 25 acres fenced and gated for you to roam, get even closer photos of the Birds!  Clean fresh country air is something else to experience!

"Wings Over Willcox" Birding & Nature Festival ~ 2nd weekend in Jan 2021, takes place in Willcox, AZ 30 mins from our Ranch. Touring our beautiful Sulphur Springs Valley is incredible ~ We love to say it is our backyard!  Arizona is also known as the Hummingbird Capital of the world.
